Martin and Mortimer ls a general practice firm of independent, senior, chartered surveyors, founded ln 1965. Our 4 offices (Ely, Fakenham, Norwich and Cromer) are run by Andrew Warren BSc MRICS and Mark Duckworth AssocRICS MRAC CSRT MFPWS ABEng. Between them they have over 60 years experience carrying out survey, valuation and other property related work in East Anglia.
The partners are backed up by well-trained and qualified staff all of whom have been with Martin and Mortimer for many years. We are a happy team.
We seek to provide clients with the best possible survey and valuation service and property advice at a competitive price. All surveyors aim to be on call and accessible. We readily give clients our mobile telephone numbers as we appreciate that we may be asked for reassurance or guidance out of normal office hours.
We will give guidance on the types of survey available and what we feel is appropriate for each case. We endeavour to make our quotes as competitive as possible. We believe this is the best way to provide a reliable, professional service and to maintain the high standards we set ourselves. To make sure we meet our goals, we are Regulated by the Royal Installation of Chartered Surveyors (RICS).
What it means to be independent and why it is important
At Martin and Mortimer, we pride ourselves on our independence. This means:-
We do not pay estate agents, solicitors or mortgage brokers for referrals.
The referrals we receive reflect the thorough and unbiased professional job we do and not what we might be prepared to pay for those referrals.
We are recommended by estate agents because we provide reliable and pragmatic advice without overstating the issues. This facilitates the sale process.
We are recommended by solicitors and mortgage brokers because they know their clients are in safe hands.
Referral fees rules and regulations
The Royal Institution of Chartered Surveyors allows the payment of referral fees by surveyors to estate agents provided that those payments are fully disclosed.
However, it is a criminal offence under the UK Bribery Act for referral fees (in whatever form) to be paid and not disclosed. It is likely, also, that Her Majesty’s Revenue and Customs would be interested in the payments and whether tax was being paid.
It is regretable that there are a number of surveyors who do pay referral fees and don’t disclose the fact. We would advise you are aware of this issue and if you are ‘ringing round’ ask for confirmation in writing that no such agreements exist.
Martin and Mortimer believe that the payment of referral fees in any situation removes independence. Furthermore, we would question why any company would want to hide the existence of such payments unless there was a hidden agenda.
Martin and Mortimer ls registered under the RICS Valuer Registration Scheme. This means that you can be assured of the highest level of professionalism, independence and clarity when commissioning valuations.
